Kenmore, Washington

Kenmore is a widely varied town that has something to offer for nearly everyone, including boating activities through the multiple marinas, parks including the St. Edwin Park and Burke Gilman Trail, and a mix of residential developments. There are a variety of urban landscapes and beautiful untouched woodlands, parks, trails, a freshwater harbor, an industrial port, retreats, and some industry in the form of the Kenmore Air Harbor and production.

This bedroom community stretches along the northern shore of Lake Washington, covering 6.26 square miles of primarily residential land. Residents mainly commute to work in nearby cities, including Kirkland, Redmond, and Bellevue. Over the last 15 years, Kenmore has revitalized its downtown area and has earned multiple accolades, including being ranked as the “Best Metropolitan Neighborhood to Live” by Seattle Magazine in 2009 and named “One of the Best 10 Towns for Families” by Family Circle Magazine.

Demographics

In Kenmore, most residents are middle to high-income couples or families who prefer to live in the suburbs to take advantage of quieter living and therefore commute to work during the day. The median family income in the area is between $79,847 and $100,999.

Kenmore is home to over 21,000 residents who reside in over 8,000 households. Of these homes, just under 36% are families with children, while the remainder is divided between high-income singles (about 13%) and married couples with no children.

School & Education

Kenmore offers easy access to highly recognized schools from Kindergarten through college. As a part of the Northshore School District, Kenmore is home to 18 schools, 13 of which are private. Of these, Inglemoor High school, Arrowhead Elementary School, and Moorlands Elementary School are highly recognized in the area and some of the best in King County.

Kenmore is also home to the Bastyr University but offers easy access to the University of Washington’s campuses, the Shoreline Community College, and the SCC Center for Business and Continuing Education.

Purchasing a Rental Property in Kenmore Washington

Kenmore’s property prices are high, as is the cost of living, but this also translates into a high rental rate, making it easier to earn back your investment. While 71% of locals prefer to own their property, the remaining 29% rent, leaving an opportunity for investors to either rent their existing home or purchase a rental property in the area.

Rent rates vary depending on the location, amenities, and the condition of the home, but the following include average rates
  • 4 Bedroom / 2 Bath – $2,500-$3,200
  • 2 Bedroom / 1 Bath – $1,400-$2.000
  • 1 Bedroom/ 1 Bath – $850 – $1,500
It is important that you research the rent rates in the surrounding neighborhood before investing in a rental property as rates are varied depending on the neighborhood.

Kenmore Property Management

A few of the duties that a landlord in Kenmore must take care of include: Marketing, showing the property, screening and choosing tenants, understanding all the laws, collecting rent payments, enforcing the lease, managing maintenance requests, and providing 24-hour emergency service.

Keep in mind that managing rental property is a lifestyle decision, which can be like adding a part-time job to your life. In the end, many landlords choose to work with a property management company instead of taking on the management of their Kenmore rental themselves.

When you consider the liability protection, the potential for a higher rent amount, and a lower vacancy rate, a professional management company is often less expensive than self-management. While initially, it might seem to make sense to manage your property, you may find that the trouble is just not worth the amount of money saved.

SJA Property Management understands the time and effort needed to manage your Kenmore rental property successfully. We will work with you to maximize your income and minimize the risk of owning your Kenmore rental home.
