The holiday season has finally upon us and Tis’ The Season for Christmas lights. SJA Property Management, Bellevue Property Management would like to share a few safety reminders with you as property managers and rental property owners.
Something I recently learned and something your tenants may not know either is that indoor Christmas lights need to be replaced every 3-4 years. Indoor Christmas lights also need to be thoroughly inspected before putting them up on any tree. They must check to see if they are any broken or cracked sockets, if they are frayed, if the wires are damaged, or if there are any loose connections.
Did you know that 13,000 injuries every year have resulted from roof falls and shocks associated with the installation of exterior Christmas lights? I am sure we have all seen Chevy Chase in National Lampoon’s Christmas Vacation where he electrocutes himself and falls off the roof while putting up his Christmas lights. We all of course laughed, but walking on the roof in cold and rainy conditions can damage the shingles on the roof, and the liability of the roof and its conditions fall into the hands of the landlord.
Share some tips with your tenants this holiday season and remind them of some safety precautions they can take to avoid a trip to the emergency room. Remind them to make sure to turn off all the lights when they leave home, make sure they inspect their Christmas lights (interior and exterior), or if they plan on putting up any exterior lights to make sure they use certified extension cords for exterior use.
