If, within three (3) months of signing the Property Management Agreement, the Property Owner is not satisfied with the service provided, the Owner may cancel the Agreement without penalty, and SJA will refund any paid monthly management fees.
SJA guarantees to deposit rent proceeds, when paid, directly into your account by the 15th of the month.
SJA Property Management will respond to all Owner communication within twenty-four (24) hours during business hours unless such delay is a result of factors and events beyond SJA’s control. Upon notice from the Owner of failure to meet this communication obligation, SJA will credit the Owner fifty dollars ($50).

If SJA cannot secure a qualified tenant within thirty (30) days of marketing the Property, SJA will waive the first month’s management fee. For this refund to be paid, Owner must complete the suggested “rent ready” work, agree to advertise the Property at Broker’s suggested rental price, and make price reductions in accordance with SJA’s recommendations based on market activity. Securing a qualified tenant is defined as SJA obtaining a signed lease dated within 30 days of the date we started marketing the property to lease.
Should a tenant that SJA screened and placed under an executed lease agreement break their lease within the first six (6) months of their lease starting, SJA will waive the Leasing Fee charged to the Owner to find another tenant. The monthly management fee is charged but not paid until rent is collected.
SJA will use best practices to ensure the best possible outcome when renting to tenants with pets, including requiring proper tenant insurance, utilizing third party pet screening services, screening for dangerous breeds, and enhanced pet damage evaluations during and after the lease term. In addition, SJA will waive up to four month’s monthly management fees to offset any damage caused to the home, above the security deposit amount, by a pet that SJA screened and approved. This excludes Service and Emotional Support Animals per Fair Housing Guidelines. SJA charges a monthly Animal Administrative fee to the tenant each month.

SJA will utilize best practices to help protect the Property Owner from needing to evict a tenant. If in the rare case an eviction is necessary, Broker will not charge for their time to manage the process on behalf of Owner and will waive all monthly management fees incurred during the eviction period.
Owner may cancel management at any time without penalty.
