Position Overview:

The Onboarding Specialist will deliver a smooth and professional experience for new property management clients and residents. This is a client-facing and resident-facing role ideal for someone with strong administrative skills, project coordination experience, and a passion for exceptional service.

Key Responsibilities:

  • Guide new property management clients through the onboarding process.
  • Provide administrative support across all onboarding workflows.
  • Coordinate rent-ready work and ensure timely project execution.

Property Management Coordinator

Position Overview:

The Property Management Coordinator will support day-to-day administrative and operational functions across leasing, maintenance coordination, resident communication, and basic accounting tasks. This role is essential in keeping property operations organized, documented, and running smoothly. The ideal candidate is detail-oriented, responsive, and comfortable managing multiple workflows in a fast-paced property management environment.

Key Responsibilities:

  • Coordinate leasing activities, including listing updates, basic marketing tasks, applicant follow-up, and application tracking.
  • Prepare lease agreements and ensure proper documentation. Communicate with tenants regarding inquiries, updates, and general support.
  • Assist with maintenance requests by coordinating vendors, scheduling work, and updating records.
  • Track delinquencies and support payment follow-up processes.
  • Support move-in and move-out documentation.
  • Maintain logs for insurance, compliance, and property records.
  • Enter basic accounting data (invoices, payments, updates) as directed.
  • Provide general administrative support to property management leadership.

Qualifications:

  • Experience in property management coordination, leasing support, or administrative operations.
  • Strong written and verbal communication skills. Excellent organizational skills and attention to detail.
  • Ability to multitask and prioritize in a fast-paced environment.
  • Comfortable using property management or CRM software (AppFolio/LeadSimple experience is a plus but not required).
  • Proficient with spreadsheets, email management, and digital workspace tools.

Nice to Haves:

Field Ops Specialist

Position Overview:

The Field Operations Specialist is a hands-on leader responsible for scheduling, routing, and executing in-field services for residential property management operations. This role oversees Field Agents and a scheduler, ensuring efficient delivery of property evaluations, inspections, and related services. The Field Operations Specialist combines technical expertise with leadership skills to maintain high standards of rent-ready evaluations and operational excellence.

Responsibilities:

  • Perform property evaluations, move-in/move-out inspections, and vacant home checks.
  • Ensure compliance with company standards for rent-ready properties.
  • Deliver and pick up signs, lockboxes, and keys as needed.
  • Manage and schedule Field Agents and scheduler for optimal routing and efficiency.
  • Provide day-to-day supervision and coaching to maintain productivity and quality.
  • Utilize zInspector and mobile tools to capture accurate evaluations and send deliverables promptly.
  • Ensure proper documentation in company systems (zInspector, AppFolio).
  • Support training initiatives for Field
  • Agents on evaluation protocols and technology.
    Identify opportunities to streamline scheduling and routing processes.

  • 401(k) with Employer Match: Eligible after 6 months of employment. SJA will match up to 6% of your gross salary based on tenure.
  • Paid Time Off: 14 days annually, accrued at 4.67 hours per semi-monthly pay period. PTO can be used for vacation, illness, or personal needs.
  • Holidays: 8 paid company holidays.

 

Qualifications:

(1-3 years of experience preferred)

  • Experience in getting properties rent-ready.
  • Hands-on handyman experience or background in property maintenance.
  • Familiarity with landlord-tenant laws and property management best practices.
  • Strong technical proficiency with mobile devices and ZInspector, HappyCo or CompanyCam.
  • Valid Driver's license (Required).

Requirements:

  • Ability to lift and carry up to 25–35 lbs.
  • Ability to stand, walk, climb stairs, and navigate interior/exterior property areas.
  • Ability to bend, kneel, reach, and perform visual inspections.
  • Ability to drive regularly for field visits.
  • Ability to use mobile devices and inspection tools.
  • Ability to work indoors and outdoors in varying weather conditions.
