Before hiring Kirkland property managers to help you with your property, it is important to ask all of questions and get a good idea of what you’re getting for your money.

While you can also ask for a consultation, the following includes a list of frequently asked questions you can check with to get updates on the basics.  

How are rent rates determined?  

If you have not already set a rental rate for your property, we will make a rate recommendation based on the local rent market, the size and condition of your home, and amenities. If you are charging too little for rent, we will also recommend that you raise the price. However, you determine the final rent price.  

How much does it cost to get started? 

If your home, apartments, or offices are ready to lease, then getting started won’t cost you anything. We don’t charge until we rent out your units, which means that you don’t have to worry about costly upfront charges. However, if your property is in need of renovation, we will work with you to ensure that it is ready to rent, and you will have to pay for these fees.  

How much do I have to pay for property marketing? 

Nothing. When you hire Kirkland Property Management, we take full responsibility for all of the marketing, including online, network, and video advertising. Because we don’t make any money until you do, it is in our best interest to make sure that you get tenants as quickly as possible.  

Do I need a rental license or property registration if I have a property manager? 

Yes. While Kirkland Property Management will handle all of the details, the property is still yours, which means that you have to license and register it. Contact City Hall, or ask us for help during your consultation.  

Do I have to pay someone to write up lease contracts? 

No. We will handle all of the paperwork, including professional leasing contracts, inspections, and addendums. One of the best reasons to hire Kirkland Property Management is that we keep professional real estate attorneys on our team to help you with the fine print.  

Do I have to talk to renters?  

No. We handle all of the contact with your tenants, including emergency calls, maintenance requests, and rent collection.  

Can I live out of state? 

Yes! Many of our clients live out of state. Because we handle all of the tenant communication, maintenance, and repair, the only change is that your address is different. We even offer an online portal, where you can easily check up on your apartments, and your tenants.  

What if tenants have to be evicted?  

If tenants are not paying the rent, not taking care of your property, or damaging property, then we handle all of the evictions. We also ensure that proper notices are sent, and all legal requirements are followed to the letter.
