How We Compared Seattle Property Management Companies

We have seen that landlords often look at the monthly management percentage first. However, the lowest percentage does not always mean the lowest total cost. It also does not tell you how much work the company will actually handle.

We reviewed each company using these factors: experience in Seattle and the Puget Sound market, property types managed, leasing and tenant-screening services, published fees, maintenance and emergency systems, owner communication and reporting, cancellation policies and guarantees, local rental-law knowledge, and the type of owner each company seems built to serve.

We did not score each company out of 10. A single score can hide real differences between a flat-fee platform, a small local provider, and a full-service company with specialized departments. Public reviews can still be useful, but property management ratings are not always directly comparable. Real Property Associates, often called RPA, has served Puget Sound investors since 1991. That is one of the longest track records on this list. They manage single-family and multifamily properties across Seattle, Everett, Bellevue, the Eastside, Edmonds, and nearby markets.

Their public materials highlight a long operating history, an in-house maintenance department, move-in and move-out inspections, marketing across many listing sites, tenant screening, rent collection, legal-compliance support, and owner portals. An in-house maintenance team may appeal to owners who want maintenance and management coordinated inside one company.

RPA does not publish a full standard residential fee schedule on the pages we reviewed. Instead, they invite owners to request a free quote. That does not mean their pricing is unreasonable. It simply means you will need a written proposal before you can compare costs directly. When you request one, ask for monthly management, leasing, renewal, inspection, and maintenance-coordination fees, setup costs, and cancellation terms in writing.

3. Maple Leaf Property Management

Best for relationship-focused local property management

Maple Leaf presents itself as a local, relationship-centered company, and that comes through in their reviews and materials. They manage single-family homes, condos, multiplexes, apartments, multifamily buildings, and some commercial properties across Seattle and other Puget Sound communities. They are also a Better Business Bureau accredited business with an A+ rating.

Their services include tenant placement, ongoing management, online owner and resident portals, financial statements, maintenance coordination, a 24/7 emergency line, and fair-housing compliance. Their public team page names many of the people who do the work, which fits their community-focused style.

Based on their owner FAQ, Maple Leaf's pricing includes 10% monthly management, one month's gross rent for leasing with a $1,500 minimum, a 25% renewal fee with a $300 minimum, a $300 occupied-property administration fee, and a $500 account reserve. They also state that they do not charge a management fee while a property sits vacant. Owners should note that their management agreement can be ended with 30 days' written notice, but the company publishes a $1,000 early-termination fee if the agreement ends during the first three months. Their 10% rate and full-month leasing fee may create a higher first-year cost than some options, especially on a higher-rent home. Price alone does not show service quality, though, and owners who value their neighborhood-focused style may find the relationship worth the difference.

4. Full Service Property Management

Best for a straightforward traditional management plan

Full Service Property Management serves the greater Seattle area and offers both tenant-placement-only and ongoing management options.

Their full-service package includes annual inspections, rent collection, monthly accounting, tenant screening, maintenance coordination, emergency response, eviction-related protection for a stated amount of legal costs, and discounts for multiple properties. They also offer an optional preventive-maintenance plan, which may interest owners who want inspections and small repairs handled on a schedule rather than only when something breaks.

Their published pricing includes tenant-placement-only at 100% of the first month's rent, full-service management at 10% of monthly rent, a 50% lease-up fee, a 25% renewal fee, and a preventive-maintenance plan for an added yearly cost. Apartment and multi-property pricing is by custom quote, and management fees begin after tenant placement. The 10% monthly rate sits at the upper end of the percentage plans here. Owners should also ask about the $500 account retainage, the Seattle-specific administration fee, and the current price of the optional preventive-maintenance program, since different company pages publish different amounts.

5. Seattle's Property Management

Best for a Seattle-focused company with simple published fees

Seattle's Property Management is based in Seattle and offers leasing, rent collection, financial reporting, maintenance support, and ongoing management. Their public pricing is simple, and they state that they do not mark up labor or materials on work orders.

Their site emphasizes prompt handling of vacancies, maintenance coordination, owner portals, direct deposits, financial reporting, and awareness of city and state landlord-tenant changes. Their published pricing includes 9% monthly management, a 75% leasing fee for full management, tenant-placement-only at 100% of one month's rent, no monthly minimum, and no markup on work-order labor or materials. They also note that discounts may be available for multiple or higher-end properties.

Their website shares less detail about staffing, guarantees, and the full list of possible fees than some larger competitors. Before you sign, ask how after-hours coverage works, who your main contact will be, how often the property is inspected, and what happens if your primary manager is unavailable.

6. Doorstead

Best for a technology-first management experience

Doorstead uses technology and centralized systems to handle leasing, rent collection, maintenance requests, and owner reporting. They serve the greater Seattle market and hold a Washington real estate license.

Their services include professional photography, listing and marketing, showing coordination, multi-step tenant screening, lease signing, owner portal access, rent collection, 24/7 maintenance-request intake, vendor coordination, and compliance support. The model may appeal to owners who are comfortable completing much of the process online.

Doorstead once promoted a rent-guarantee product, but in a May 2026 update they said they retired it and replaced it with tenant placement and full-service management at lower rates. Doorstead's current Manage plan lists a 5% monthly management fee, with a $100 monthly minimum, and a tenant-placement fee equal to 50% of one month's rent, with a $1,000 minimum. Some older Doorstead pages still show previous plans and pricing, so owners should make sure their proposal reflects the current Manage service. A technology-led model may also not suit owners who want regular contact with a dedicated local manager.

7. Ziprent

Best for flat-fee property management

Ziprent combines automation with customer-support teams. Unlike most percentage-based property management companies in Seattle, they charge a flat monthly fee.

Their service includes listings, on-demand showings, automated tenant screening, lease generation, online rent collection, maintenance coordination, owner reporting, tenant communication, and 24/7 online support. Prospective tenants can schedule self-guided showings through a lockbox, and owners track everything through an online dashboard.

Ziprent publishes standard management at $150 per month for the first property and $100 per month for each additional property, plus a $1,500 tenant-placement fee and a $250 renewal fee. They also offer a ZipGuarantee plan at $250 per month that includes unlimited tenant placements and lease renewals. In practice, that plan works like turnover insurance. You pay $100 more each month, and in exchange you never pay a placement or renewal fee. Owners with long-staying tenants may come out ahead on the standard plan, while owners who expect turnover may prefer the predictable monthly cost. Compare both plans and any current promotion before you sign. The flat-fee model can be attractive, especially on a higher-rent property. That said, a centralized model and self-guided showings will not suit every owner. Some landlords prefer a dedicated local professional who knows the property and attends showings in person.

How to Choose the Best Property Manager in Seattle

We often hear from owners who are not sure what to ask. In our experience, these four areas reveal more than any sales pitch.

Compare the complete cost, not just the monthly percentage

Ask for a written fee schedule that covers management, leasing, renewals, onboarding, inspections, maintenance coordination, and cancellation. A company with a lower monthly rate may charge a full month's rent for leasing, while another may charge more each month but include inspections, in-person showings, or stronger owner protections.

Know Seattle's screening and rental laws

Seattle does not let a landlord gather several applications and pick a favorite. Under the city's First-in-Time rule, the first qualified applicant who completes the process must generally receive the first offer, with required notices and timelines. Most Seattle rentals must also be registered and periodically inspected under the city's Rental Registration and Inspection Ordinance. On top of that, Washington's statewide rent cap under House Bill 1217 limits most increases after the first 12 months of a covered tenancy to 7% plus inflation or 10%, whichever is less. The Department of Commerce set the 2026 maximum at 9.683%, and the published limit for 2027 is 10%. Exemptions apply. A good manager should also follow the federal Fair Housing Act. Ask each company how it documents Seattle's tenant screening requirements and stays current on landlord laws.

Read the cancellation, guarantee, and lease-enforcement terms

Do not rely on the words "guarantee" or "no contract." Ask whether you can cancel anytime, whether there is a termination fee, and whether a guarantee benefit is a cash payment, a fee waiver, or a service credit. Also ask how the manager handles late payments, unauthorized pets, and long-term guests. Washington law does not set one universal number of days that makes a guest a tenant, so document issues early and consult qualified legal counsel before trying to remove an occupant.
