Local Property Management for Crossroads Rental Owners

Crossroads is one of Bellevue’s most renter-focused neighborhoods. Centered around Northeast 8th Street and 156th Avenue Northeast, it combines large apartment and condo communities with established single-family streets, Crossroads Bellevue, parks, schools, community services, and easy connections throughout the Eastside.

According to the City of Bellevue’s Crossroads Existing Conditions Report, the neighborhood has approximately 6,400 homes, including 5,659 multifamily units and 741 single-family units. The City’s adopted neighborhood plan also reports that about 71% of Crossroads households rent their homes, based on 2019–2023 American Community Survey estimates.

In other words, Crossroads is very much a renter and multifamily neighborhood.

That creates opportunity for property owners, but it also means renters often have plenty of nearby options to compare.

SJA Property Management helps Crossroads owners price, market, lease, and manage their rentals with that local competition in mind. We manage condos, townhomes, single-family homes, and multifamily properties throughout Bellevue, handling everything from tenant placement and rent collection to maintenance, inspections, and ongoing resident management.

How Much Does Crossroads Property Management Cost?

SJA’s full-service property management pricing for single-family homes, condos, and townhomes is currently 8.9% of monthly rent, with a $235 monthly minimum per unit. Multifamily management ranges from 6.9% to 8.9% of monthly rent, with a $185 monthly minimum per unit.

Our current leasing and onboarding fee is 60% of one month’s rent, with a $1,850 minimum, and lease renewals are 25% of one month’s rent, with a $500 minimum.

Management can include rental preparation, professional marketing, tenant screening, leasing, rent collection, maintenance coordination, inspections, move-in and move-out reporting, HOA communication, and 24/7 maintenance response.

You can see the full breakdown on SJA’s property management services and pricing page.

In Crossroads, good pricing and presentation matter. With so many apartments and other rentals concentrated in a relatively small area, prospective residents may have several nearby options to compare.

Owning a Rental Property in Crossroads

Crossroads has a different housing mix from many of Bellevue’s quieter, lower-density neighborhoods.

Apartments, condos, townhomes, and other multifamily properties dominate the local market. The City also reports that roughly 82% of Crossroads residents live in multifamily buildings.

For an owner, that means nearby rental competition deserves attention.

A two-bedroom condo near Crossroads Bellevue may compete with professionally managed apartment communities, privately owned condos, and townhomes only a few blocks away. Condition, updates, parking, storage, outdoor space, building amenities, HOA rules, and asking rent can all influence how quickly a property gets attention.

Single-family rentals are less common, which can give them a different position in the market. A detached Crossroads home may offer features that are harder to find in nearby apartment communities, such as a private yard, garage, extra bedrooms, storage, or dedicated office space.

SJA looks at the actual property rather than simply treating it as another Bellevue rental. Owners with properties elsewhere in the city can also learn more about our broader Bellevue property management services.

Crossroads Bellevue Is the Heart of the Neighborhood

It is hard to talk about Crossroads without talking about Crossroads Bellevue.

Located at Northeast 8th Street and 156th Avenue Northeast, the center is much more than a place to shop. It serves as one of the neighborhood’s main gathering places for dining, entertainment, events, community services, and everyday errands.

Its current mix includes QFC, Dick’s Sporting Goods, Barnes & Noble, World Market, Regal Cinemas, restaurants, shops, fitness businesses, healthcare providers, and other services.

The Crossroads Public Market adds an international collection of restaurants and a stage used for live performances and community events. The center is also home to the Crossroads Library and Bellevue’s Mini City Hall.

For nearby rental owners, that convenience can be part of the property’s story.

A condo within easy reach of Crossroads Bellevue has a different appeal from a detached home on a quieter residential street. Good rental marketing should recognize those differences instead of relying on a generic description of Bellevue.

Crossroads Is Bellevue's Most Diverse Neighborhood Area

The City of Bellevue describes Crossroads as Bellevue’s most diverse neighborhood area.

The City’s Existing Conditions Report provides some context: approximately 56% of Crossroads residents were born outside the United States, and 64% speak a language other than English at home.

That international character is easy to see around Crossroads Bellevue and the Public Market, where restaurants, shops, cultural events, performances, and community organizations reflect the neighborhood’s broad mix of backgrounds.

Mini City Hall adds to that community infrastructure by providing access to City services and multilingual assistance directly within the neighborhood.

These details help explain what makes Crossroads distinct. It is not simply a collection of apartments east of Downtown Bellevue. It has a recognizable commercial center, active community spaces, and its own strong neighborhood identity.

Rental Homes, Condos, and Apartments in Crossroads

Multifamily housing is the defining property type in Crossroads, but owners can find several different kinds of rentals here.

Apartments and Multifamily Properties

With thousands of multifamily units in a compact area, Crossroads renters often have several nearby options.

For owners, that makes pricing, condition, photography, amenities, and presentation especially important. An updated unit with good parking or better finishes may compete very differently from an older apartment of similar size nearby.

SJA offers dedicated multifamily property management for owners who need help with leasing, vacancy, maintenance, resident communication, inspections, reporting, and unit turnovers.

Condos and Townhomes

Privately owned condos and townhomes occupy another important part of the Crossroads rental market.

These properties may offer features that help them stand apart from larger apartment communities, but they can also come with HOA rules involving leasing, pets, parking, move-ins, maintenance, or resident registration.

SJA can help coordinate those requirements while managing the tenancy itself.

Single-Family Homes

Single-family homes make up a much smaller portion of Crossroads.

That can work in an owner’s favor when the property offers features that are relatively scarce nearby, such as a private yard, garage, more living space, or additional bedrooms.

These homes also bring more property-level maintenance, including landscaping, exterior upkeep, and larger home systems. SJA can coordinate that work as part of ongoing management.

Crossroads Park Is a Major Neighborhood Amenity

Just east of Crossroads Bellevue, Crossroads Park provides more than 34 acres of recreation and community space.

The City of Bellevue’s Crossroads Park page lists tennis and basketball courts, pickleball, a skate bowl, playgrounds, picnic areas, walking and jogging paths, a seasonal spray playground, community gardens, and a par-3 golf course that also offers foot golf.

The park is also home to the Crossroads Community Center and Bellevue Youth Theatre.

For nearby rentals, access to a park of that size is a real neighborhood amenity and worth highlighting when it is convenient from the property.

Getting Around Crossroads

Crossroads has strong connections to the rest of the Eastside, both by car and by transit.

The RapidRide B Line runs through the area between Downtown Bellevue and Downtown Redmond via Overlake, giving residents frequent access to several major Eastside destinations.

Crossroads also gained better access to regional rail when East Link light rail opened in 2024. Bellevue’s adopted Crossroads Neighborhood Area Plan specifically notes the neighborhood’s proximity to light rail stations in BelRed and neighboring Redmond.

That transit access is especially useful in a neighborhood where the City reports that 13% of households do not have a car.

For drivers, Northeast 8th Street is a major east-west route, while 148th Avenue Northeast and 156th Avenue Northeast provide important north-south connections. SR 520 is also accessible to the north.

For a rental owner, proximity to RapidRide, light rail, and major Eastside destinations can be a meaningful selling point when those connections are convenient from the property.

Schools and Community Resources in Crossroads

Crossroads contains three Bellevue School District public schools: Stevenson Elementary School, Odle Middle School, and Highland Middle School.

Because school assignments depend on a property’s exact address, owners and prospective residents should use the Bellevue School District School Locator to verify current attendance boundaries.

The neighborhood also has several community amenities close at hand.

The Bellevue Aquatic Center, located with Odle Middle School, includes two indoor pools and provides year-round aquatic programming.

Crossroads Library and Mini City Hall are located inside Crossroads Bellevue, while Crossroads Community Center and Bellevue Youth Theatre sit beside Crossroads Park.

Few Bellevue neighborhoods put shopping, recreation, schools, government services, and community programming together quite as closely as Crossroads does.

Crossroads Is Continuing to Evolve

Bellevue adopted an updated Crossroads Neighborhood Area Plan on October 21, 2025, following a multi-year planning and community-engagement process.

The plan looks at housing, transportation, parks, neighborhood gathering places, mobility, and future growth. It also reinforces Crossroads Bellevue’s role as a central gathering place and calls for stronger connections between homes, businesses, parks, services, transit, and public spaces.

For a rental owner, this does not guarantee higher rents or future appreciation. It simply means Crossroads is an area receiving active attention and investment from the City.

Long-term owners benefit from keeping an eye on how transportation, housing, public spaces, and development around their property change over time.

Owning and Managing a Rental Property in Crossroads

With 71% of households renting and multifamily housing making up most of the neighborhood, Crossroads owners operate in an active rental market.

For condo and apartment owners, small differences can matter. Pricing a unit above nearby options without offering a clear advantage can make it harder to lease, while updates, parking, amenities, condition, and location may help a property stand apart.

HOA-governed properties can also require coordination around leasing rules, resident registration, pets, parking, move-ins, and maintenance responsibilities.

Single-family owners have different needs. Detached homes are less common in Crossroads, but they generally require more exterior maintenance while offering renters features that may be difficult to find in nearby apartment communities.

SJA manages each of these property types throughout Bellevue.

We can help establish an asking rent, prepare and market the property, screen applicants, manage leasing, collect rent, coordinate maintenance, conduct inspections, work with HOAs when needed, and oversee the property throughout the tenancy.

The goal is not to manage every Crossroads property the same way. It is to understand what you own, where it sits in the neighborhood, and what it is competing against.
