Local Property Management for Kingsgate Rental Owners

Kingsgate is a largely residential neighborhood in northeast Kirkland, east of I-405 and just north of Totem Lake. Its established streets, mature trees, neighborhood parks, nearby shopping, and mix of houses, townhomes, condos, and apartments give it a different character from Kirkland’s waterfront and downtown areas.

That variety also creates different needs for rental owners. A detached house on a residential street may compete on space, parking, and outdoor areas, while a condo or apartment closer to neighborhood shopping and transit may appeal for convenience.

SJA Property Management helps Kingsgate owners understand where their individual property fits within the local rental market. Our Kirkland property management team handles rental pricing, marketing, tenant screening, leasing, maintenance, inspections, rent collection, and ongoing resident management.

Whether you own a long-held family home, a townhome, a condo, or a small multifamily property, our goal is to protect your investment and make it easier to own.

How Much Does Kingsgate Property Management Cost?

SJA’s full-service property management fee for single-family homes, condos, and townhomes is currently 8.9% of monthly rent, with a $235 monthly minimum per unit. Multifamily management ranges from 6.9% to 8.9%, with a $185 monthly minimum per unit.

Our leasing and onboarding fee is 60% of one month’s rent, with a $1,850 minimum. Lease renewals are 25% of one month’s rent, with a $500 minimum.

Management can include rent-ready evaluation, professional marketing, tenant screening, leasing, rent collection, maintenance coordination, annual inspections, move-in and move-out reporting, HOA communication, and 24/7 maintenance response.

You can see the complete breakdown on SJA’s property management services and pricing page.

For Kingsgate owners, property type is an important part of the management plan. A detached home with a yard and aging exterior systems requires different oversight from a condo governed by an HOA or an apartment property with several residents and turnovers to coordinate.

Owning a Rental Property in Kingsgate

Kingsgate became part of Kirkland in 2011, but it has retained a distinct north Kirkland identity. The neighborhood is also sometimes associated with the name Evergreen Hill, and the City commonly uses the combined Evergreen Hill/Kingsgate label when describing local parks and amenities.

Much of Kingsgate consists of established residential streets and detached homes. Apartments, condos, and townhomes are more visible near major corridors, neighborhood shopping, and the Kingsgate Park and Ride.

Those differences shape how a rental should be priced and marketed.

A single-family house may stand out because of its yard, garage, storage, additional bedrooms, or home-office space. A townhome can offer a middle ground between a detached house and an apartment. Condos and apartments may compete more heavily on updates, parking, amenities, lease terms, and access to nearby services.

Kingsgate also attracts homeowners who did not originally purchase with the intention of becoming landlords. A move, job change, inheritance, or new home purchase can leave an owner deciding whether to sell or keep the property as a rental. SJA’s guide to selling or renting out a Kirkland property covers several of the financial and practical factors worth considering before making that decision.

Whatever the ownership story, SJA evaluates the specific home and nearby rental competition rather than applying a broad Kirkland average to every Kingsgate property.

Rental Homes, Townhomes, Condos, and Apartments in Kingsgate

Kingsgate offers several types of rental housing within a relatively compact part of Kirkland.

Single-Family Rental Homes

Detached houses are a visible part of Kingsgate’s residential character.

These homes may appeal to renters looking for more bedrooms, private outdoor space, garages, storage, or separation from larger apartment communities. Many are located on residential streets away from Kirkland’s denser commercial areas while remaining close to I-405, Totem Lake, and Woodinville.

Single-family rentals also place more responsibility on the owner. Landscaping, roofs, drainage, trees, plumbing, heating systems, appliances, and exterior upkeep all need attention over time.

Consistent inspections and proactive maintenance can help protect the property’s condition and reduce the risk of a small issue becoming a major repair.

Townhomes and Condos

Townhomes and condos give renters another option between apartment living and a detached house.

These properties may offer garages, multiple floors, private entrances, patios, or additional living space while requiring less exterior upkeep from the resident.

For owners, the homeowners association becomes part of the management process. Rules involving leasing, pets, parking, move-ins, maintenance responsibilities, and resident registration can all affect the tenancy.

SJA can help coordinate those requirements while handling the lease, resident communication, inspections, maintenance, and other day-to-day responsibilities.

Apartments and Multifamily Properties

Kingsgate also includes apartment communities and smaller multifamily properties, particularly near commercial areas and major roads.

In this part of the market, owners need to pay close attention to nearby competition. Renters may be comparing several available units based on price, condition, parking, appliances, amenities, and responsiveness.

SJA provides dedicated multifamily property management for owners who need help coordinating leasing, vacancies, maintenance, turnovers, resident communication, inspections, and financial reporting across multiple units.

Neighborhood Shopping and Totem Lake Access

Kingsgate is primarily residential, but residents do not have to travel far for everyday needs.

Neighborhood-serving businesses are concentrated around Kingsgate Shopping Center and Kingsgate Shopping Plaza near 124th Avenue NE and NE 144th Street. This area provides convenient access to groceries, restaurants, services, transit, and the Kingsgate Library.

Totem Lake is immediately south of Kingsgate and expands the range of nearby shopping, dining, healthcare, recreation, and employment. The Village at Totem Lake and the EvergreenHealth medical campus are among the larger destinations in that area.

Woodinville is also close to Kingsgate’s eastern side, giving residents another nearby option for shopping, dining, recreation, and employment.

For rental owners, these connections are useful because Kingsgate offers a quieter residential setting without being isolated from the larger commercial centers around it.

A property closer to 124th Avenue NE may have a different convenience story from one deeper inside the neighborhood. Good marketing should explain the advantages of the individual location rather than relying on a generic claim that everything is nearby.

Parks and Open Space in Kingsgate

Kingsgate’s parks reinforce the wooded, residential character of the neighborhood.

One of the largest is 132nd Square Park, a 9.7-acre park in the Evergreen Hill/Kingsgate area. Renovated in 2023, it includes a lighted synthetic turf field, a smaller grass field, an all-abilities playground with a zipline, picnic shelters, restrooms, and a reflexology walking path.

Nearby Kingsgate Park offers a different experience. The 6.9-acre natural park has short trails, wildlife viewing, and a restoration area maintained through the Green Kirkland Partnership.

Bud Homan Park adds another neighborhood green space, with access to the Tolt Pipeline Trail along its edge. Smaller parks and wooded areas throughout northeast Kirkland add to the amount of open space available near many Kingsgate homes.

For rental owners, convenient access to a park, trail, playground, or athletic field can be a worthwhile feature to mention when it genuinely applies to the property.

Getting Around Kingsgate

Kingsgate is well positioned for travel throughout the northern Eastside.

I-405 runs along the neighborhood’s western side, providing connections toward Downtown Kirkland, Bellevue, Bothell, Lynnwood, and Renton. NE 124th Street, NE 132nd Street, 124th Avenue NE, and 132nd Avenue NE help connect Kingsgate with Totem Lake, Juanita, Woodinville, and surrounding areas.

The Kingsgate Park and Ride is another important transportation feature. Current King County Metro Route 225 service connects Kingsgate with Kenmore, Totem Lake, Lake Washington Institute of Technology, and Redmond Technology Station.

DART Route 930 also connects the Kingsgate Park and Ride with Totem Lake Transit Center, Willows Road, Downtown Redmond Station, and Redmond Town Center.

For a rental owner, access to I-405, the Park and Ride, Totem Lake, Redmond, or nearby Eastside employment centers may be an important part of the property’s location story. The most useful benefit depends on the exact address and the destinations a resident needs to reach.

Schools and Community Resources in Kingsgate

Robert Frost Elementary and Kamiakin Middle School are located in the broader Kingsgate and Evergreen Hill area. Juanita High School is part of the same Lake Washington School District learning community.

School assignments depend on the specific property address and can change, so owners should avoid promising enrollment at a particular school in rental advertising. Residents should verify attendance boundaries directly with the school district.

The neighborhood also has a strong community resource in the Kingsgate Library, located on NE 143rd Street near the commercial area. The library offers books, technology access, meeting space, programs, and events for residents throughout northeast Kirkland.

Together with nearby parks, schools, shopping, and transit, the library gives Kingsgate a recognizable neighborhood center rather than functioning solely as a collection of residential subdivisions.

Kingsgate Is Continuing to Evolve

Kirkland adopted an updated Kingsgate Neighborhood Plan on December 10, 2024, following an extended community-engagement process.

The plan will help guide housing, transportation, parks, neighborhood businesses, and public investment as Kingsgate changes over the coming years.

Kirkland also updated its middle-housing rules in 2025. The changes allow a broader range of smaller-scale housing in residential areas, including townhomes, cottages, stacked flats, and buildings with several homes on one lot.

That does not mean every Kingsgate property can or should be redeveloped. Lot size, zoning, trees, critical areas, access, and permitting requirements still matter.

It does mean the neighborhood’s housing may gradually become more varied. For long-term owners, additional rental supply can bring both opportunity and competition, making property condition, pricing, and management increasingly important.

Owning and Managing a Rental Property in Kingsgate

Kingsgate rental owners do not all face the same challenges.

A detached house may need landscaping, tree care, drainage work, exterior maintenance, and oversight of larger home systems. A townhome or condo may involve HOA requirements and shared-property responsibilities. A small apartment property may require coordinated leasing, turnovers, repairs, and communication across several residences.

SJA manages each of these property types throughout Kirkland.

Our full-service property management can include rental pricing, professional marketing, tenant screening, leasing, rent collection, maintenance coordination, inspections, HOA communication, move-in and move-out documentation, and ongoing resident management.

The goal is not to use one strategy for every Kingsgate rental. It is to understand the individual home, its location, condition, features, nearby competition, and the owner’s long-term goals.

That approach is especially useful for owners who live outside the area, own more than one rental, or simply do not want to personally coordinate every resident question, showing, repair, inspection, and lease issue.

Kingsgate Property Management FAQs

Is Kingsgate part of Kirkland?

Yes. Kingsgate is an official neighborhood area in northeast Kirkland. It sits east of I-405, north of Totem Lake, and near Kirkland’s boundaries with Woodinville and Bothell.

Kingsgate, along with Juanita and Finn Hill, became part of the City of Kirkland through annexation in 2011.

Is Kingsgate the same as Evergreen Hill?

The two names overlap in local use. Kingsgate is the official neighborhood area name shown on the City of Kirkland’s neighborhood map, while City park pages and other local references often use “Evergreen Hill/Kingsgate” for the broader area.

What types of rental properties are common in Kingsgate?

Kingsgate includes detached single-family houses, townhomes, condos, apartments, and small multifamily properties.

The right rental strategy depends on the specific property. Houses may compete on space, yards, and garages, while condos and apartments may compete more heavily on price, updates, parking, and access to shopping or transit.

What is the average rent in Kingsgate, Kirkland?

As of August 2026, Apartments.com’s Kingsgate Area Guide reports average apartment rents of approximately $1,892 per month for a one-bedroom and $2,265 for a two-bedroom.

These figures reflect apartments only and should be treated as general market benchmarks. Apartments.com uses its own Kingsgate market boundaries, which may extend beyond the City of Kirkland’s official neighborhood area.

Detached houses in Kirkland generally rent for substantially more than apartments, so owners of single-family homes should rely on a property-specific rental analysis rather than using these apartment averages as a valuation.

An individual property’s rent will depend on its size, condition, property type, parking, amenities, exact location, and current nearby competition.

Does SJA manage single-family homes in Kingsgate?

Yes. SJA manages single-family rental homes throughout Kirkland. Management can include rental preparation, marketing, tenant screening, leasing, rent collection, inspections, maintenance coordination, and resident communication.

Does SJA manage condos, townhomes, and multifamily properties?

Yes. SJA manages condos, townhomes, and small multifamily properties in addition to detached houses. For HOA-governed rentals, our team can also help coordinate association requirements and communication.

Can SJA estimate what my Kingsgate property could rent for?

Yes. Neighborhood rent averages provide useful context, but they cannot account for the features and condition of an individual property.

SJA can evaluate your home, compare it with current rental competition, and provide a more specific estimate of its potential rent.
