That employment base is anchored by T-Mobile’s corporate headquarters, which occupies roughly 1.4 million square feet of office space in Factoria. AAA Washington is another major employer headquartered in Factoria at the One Newport Building.

For rental owners, that local employment base adds another dimension to Factoria’s location. The neighborhood is not simply residential property near two freeways. Thousands of people work within Factoria itself, while I-90 and I-405 provide connections to employment centers throughout Bellevue, Seattle, and the Eastside.

Factoria is especially notable for the variety of housing packed into a relatively small neighborhood.

Multifamily housing makes up the large majority of the area’s housing stock, with apartments and condominium communities especially prevalent near the Factoria Boulevard corridor.

Single-family homes make up a smaller portion of Factoria’s housing supply and are primarily located in the Mockingbird Hill and Monthaven areas.

Today, the center includes major retailers such as T&T Supermarket and Target, along with restaurants, shops, entertainment, and everyday services. T&T’s Factoria location is especially notable as the Canadian grocery chain’s first U.S. store.

The Marketplace is also part of a much broader commercial district along Factoria Boulevard.

Factoria Village, Factoria North Plaza, Newport Corporate Center, offices, medical practices, restaurants, entertainment venues, and other businesses contribute to a concentration of jobs and services that is unusual for a neighborhood of Factoria’s size.

For rental owners, that commercial activity gives Factoria properties a location story beyond simply being “in Bellevue.”

A condo near Factoria Boulevard may offer convenient access to shopping, dining, employment, services, and regional transportation. A house in Mockingbird Hill or Monthaven can provide a more residential environment while remaining only a short distance from the same commercial center.
