Juanita Village Is the Center of South Juanita

The City of Kirkland describes the Juanita Neighborhood Center, also called the Juanita Business District, as the historic commercial and activity center of South Juanita. It is centered around NE 116th Street, Juanita Drive, and 98th Avenue NE and is anchored by Juanita Village.

Juanita Village itself combines housing with ground-floor restaurants, shops, and services, creating a more walkable environment than many of Kirkland’s primarily residential neighborhoods. The district is also complemented by Juanita Bay Park, Juanita Beach Park, and Lake Washington access.

Juanita is unusual because it does not have just one commercial core.

South Juanita revolves around Juanita Village and the waterfront. Farther north, the City identifies the North Juanita Neighborhood Center around 100th Avenue NE north of NE 132nd Street as the commercial and activity center for North Juanita.

The two areas feel different.

South Juanita has the stronger relationship with Lake Washington, Juanita Village, the beach, and the bay. North Juanita has more direct connections toward I-405, Bothell, Totem Lake, Juanita High School, and the larger commercial corridors farther north.

For rental owners, that is another reason not to treat Juanita as a single micro-market.

A property near the waterfront may be marketed around recreation, restaurants, and neighborhood walkability. A home farther north may benefit more from access to schools, I-405, Totem Lake, or a larger residential setting.

Getting Around Juanita

Juanita is connected to the rest of Kirkland through several important local corridors.

100th Avenue NE, NE 116th Street, NE 124th Street, NE 132nd Street, Juanita Drive, and Juanita-Woodinville Way connect different parts of the neighborhood with Downtown Kirkland, Totem Lake, Finn Hill, Bothell, and I-405.

King County Metro routes 230 and 231 also travel through Juanita, including stops along 100th Avenue NE and 98th Avenue NE, with service toward Kirkland Transit Center and destinations to the north.

The City is also prioritizing better connections to the Cross Kirkland Corridor and future Sound Transit Stride bus rapid transit on I-405. Its neighborhood planning calls for improvements to walking, biking, transit access, and connections between Juanita’s parks, neighborhood centers, schools, and regional transportation.

For rental owners, the strongest transportation story will depend on where the property is located. A home in North Juanita may benefit more from I-405 access, while a South Juanita rental may have stronger connections toward Downtown Kirkland and the waterfront.

Schools and Community Amenities in Juanita

Juanita is served by the Lake Washington School District and includes several schools within the neighborhood.

Juanita Elementary is located on NE 132nd Street, and Juanita High School is nearby at 10601 NE 132nd Street.

Because school boundaries depend on the property’s exact address and can change, owners should avoid guaranteeing that a rental is assigned to a particular school.

The neighborhood also offers recreation beyond its waterfront parks. The North Kirkland Community Center is another local activity hub, and Kirkland partners with the school district to make some school recreational facilities available to the wider community.

Combined with Juanita Village, the waterfront parks, local schools, and nearby Totem Lake amenities, Juanita gives renters access to a wide variety of everyday services without having to rely entirely on Downtown Kirkland.

Juanita Is Continuing to Grow

Juanita is already an established Kirkland neighborhood, but two major redevelopment sites could add hundreds of new homes in the years ahead.

In December 2025, the Kirkland City Council approved zoning changes for the Goodwill and Michael’s properties after nearly two years of planning and review. The Council voted 6-1 to allow building heights of up to 75 feet at both sites, making larger residential and mixed-use projects possible.

At the Goodwill site in North Juanita, post-rezone plans could bring up to 500 new homes. About half of the property is expected to be developed with townhomes, while a multifamily portion would add denser housing closer to transit and neighborhood services.

Closer to Juanita Bay, redevelopment of the Michael’s site could add approximately 250 to 300 homes. The property has more environmental and site constraints because of its location near Lake Washington and surrounding wetlands, but the new zoning allows the proposed housing to move forward through the normal development and environmental review process.

For Juanita rental owners, these projects are worth watching.

More housing and commercial development can bring new investment and amenities to the neighborhood, but it can also mean more rental competition. Owners planning to hold property here for years benefit from understanding how Juanita is changing around them.
